With property values dropping, every homeowner and/or commercial property owner should strongly consider filing an Appeal with their County tax assessor's office. Georgia Code section 48-5-311 allows a homeowner to appeal the tax value set by the County's Tax Assessor. The appeal can result in a reduction in the taxable value of your home. A successful appeal is locked for three (3) years; saving you thousands of dollars.
The value assigned by the Tax Assessor is based on the fair market value of your home or commercial property during the previous tax year. For example, if you wish to appeal your 2011 tax value, the fair market value will depend on "comparable property" sales in 2010.
You may initiate a review of your tax value by filing a Property Tax Return between January 1, 2011 and April 1, 2011. This allows you to assign the fair market value you believe is accurate. If the Board of Assessors does not accept your value, the appeal process begins.
